Rental price with incorrect square footage

On our lease it clearly states that there is 1400 sq ft of liveable property that we are paying for with rent. Our Landlord's decided half way through the lease to sell the house - no problem, we are dealing with it within the realms of the law. However, on the sale paperwork, they are listing the house now at 1290 sq ft of liveable space. Our landlord's are including the garage on our lease as liveable sq ft - which he refuses to take out his belongings because he says it is 'HIS HOUSE' and he doesn't have to take anything out of the garage! We are paying way more than we should because he calculated the sq ft and price based on liveable sq footage. What's the deal with this? Can we charge him for the time he has kept his stuff in the garage? How do we charge him appropriately if we can? Yes - we did ask them to remove the stuff within the first 2 months of living there - they never responded and when we asked in person, the above quote is directly from his mouth.
